{"id":151,"date":"2024-11-03T19:05:14","date_gmt":"2024-11-03T19:05:14","guid":{"rendered":"https:\/\/milliondollardiary.com\/?p=151"},"modified":"2024-11-03T19:05:14","modified_gmt":"2024-11-03T19:05:14","slug":"running-calculations-on-rental-turnover","status":"publish","type":"post","link":"https:\/\/milliondollardiary.com\/index.php\/2024\/11\/03\/running-calculations-on-rental-turnover\/","title":{"rendered":"Running calculations on rental turnover"},"content":{"rendered":"\n<p>Coming into this rental turnover I set a budget of $2700 to restore the house into an acceptable rental. <\/p>\n\n\n\n<p>As of today, 11\/3\/2024, I have spent a total of $1297.54<\/p>\n\n\n\n<p>Cost break down:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Kitchen sliding door &#8211; $562.32<\/li>\n\n\n\n<li>Paint and materials &#8211; $483.55<\/li>\n\n\n\n<li>Food for people that came to help: $48.77<\/li>\n<\/ul>\n\n\n\n<p>While that looks like I\u2019m still under budget, I still have not added the cost of paying the mortgage. That\u2019ll be another $1500, making me go slightly over budget. <\/p>\n\n\n\n<p>If I\u2019m able to finish the house with the materials that I have now, I should not be too much over. The only other costs I could see would be another bucket of paint. I will do my best to finish the house with what I have now. Only time will tell. <\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Plan for the week<\/strong><\/h3>\n\n\n\n<p>I need to finish this house by this coming Friday. The good news is that I\u2019m off work on Tuesday and Friday of this week. <\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>today: get the fence up and seal interior holes that weren\u2019t sealed by tenant. Also, trim trees in the back.<\/li>\n\n\n\n<li>Monday: finishing painting both rooms that are left and add wood filler to outside of house (front)<\/li>\n\n\n\n<li>Tuesday: \n<ul class=\"wp-block-list\">\n<li>Paint the bathrooms<\/li>\n\n\n\n<li>Fix drywall in kitchen<\/li>\n\n\n\n<li>Buy baseboards and add them to kitchen<\/li>\n\n\n\n<li>Add trim to kitchen door<\/li>\n\n\n\n<li>Replace rotted piece of wood in the front<\/li>\n\n\n\n<li>Sand wood filler in the front and paint<\/li>\n<\/ul>\n<\/li>\n\n\n\n<li>Wednesday: \n<ul class=\"wp-block-list\">\n<li>Paint kitchen<\/li>\n\n\n\n<li>Clean stove<\/li>\n\n\n\n<li>Paint sliding glass door in living room<\/li>\n\n\n\n<li>Unclog drain in bathrooms<\/li>\n<\/ul>\n<\/li>\n\n\n\n<li>Thursday:\n<ul class=\"wp-block-list\">\n<li>Clean up the house<\/li>\n\n\n\n<li>Touch ups in the house where needed<\/li>\n<\/ul>\n<\/li>\n\n\n\n<li>Friday:\n<ul class=\"wp-block-list\">\n<li>Pressure wash the house<\/li>\n\n\n\n<li>Now lawn <\/li>\n\n\n\n<li>Take all trash out and remove everything else that was left by tenants<\/li>\n<\/ul>\n<\/li>\n<\/ul>\n\n\n\n<p>This will be the schedule I follow. I\u2019ll try to get ahead on some of these tasks, but as I\u2019m working on this house I tend to run into other problems that require attention.
