{"id":128,"date":"2024-10-28T15:27:29","date_gmt":"2024-10-28T15:27:29","guid":{"rendered":"https:\/\/milliondollardiary.com\/?p=128"},"modified":"2024-10-28T15:27:29","modified_gmt":"2024-10-28T15:27:29","slug":"preparing-my-rental-property-to-go-back-on-the-market","status":"publish","type":"post","link":"https:\/\/milliondollardiary.com\/index.php\/2024\/10\/28\/preparing-my-rental-property-to-go-back-on-the-market\/","title":{"rendered":"Preparing my rental property to go back on the market"},"content":{"rendered":"\n<p>After asking my tenants to leave a couple weeks ago, I went in to rental property #2 to start working on it.<\/p>\n\n\n\n<p>This is my overall analysis:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Budget: $2700 <\/li>\n\n\n\n<li>Mortgage cost for vacancy in November: $1500<\/li>\n\n\n\n<li>On market date: November 11th, 2024<\/li>\n\n\n\n<li>Key notes: walls were heavily dirty and colored with crayons, both sliding glass doors need work, fence needs to be fixed, wholes and cracks on exterior of house need to be sealed and painted, termite treatment might be needed just in case.<\/li>\n<\/ul>\n\n\n\n<p>I had my parents, brother, and coworker come give me a hand this past Saturday. <\/p>\n\n\n\n<p><\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><img loading=\"lazy\" decoding=\"async\" width=\"1024\" height=\"768\" src=\"https:\/\/milliondollardiary.com\/wp-content\/uploads\/2024\/10\/img_2685-1024x768.jpg\" alt=\"\" class=\"wp-image-121\" srcset=\"https:\/\/milliondollardiary.com\/wp-content\/uploads\/2024\/10\/img_2685-1024x768.jpg 1024w, https:\/\/milliondollardiary.com\/wp-content\/uploads\/2024\/10\/img_2685-300x225.jpg 300w, https:\/\/milliondollardiary.com\/wp-content\/uploads\/2024\/10\/img_2685-768x576.jpg 768w, https:\/\/milliondollardiary.com\/wp-content\/uploads\/2024\/10\/img_2685-1536x1152.jpg 1536w, https:\/\/milliondollardiary.com\/wp-content\/uploads\/2024\/10\/img_2685.jpg 2000w\" sizes=\"(max-width: 1024px) 100vw, 1024px\" \/><\/figure>\n\n\n\n<p>We went in with the goal of changing the kitchen sliding door and putting up the fence that had fallen. <\/p>\n\n\n\n<p>Turns out the fence is too rotted to stand up again. The options were to get rid of it or swap everything out and make it brand new. The tenants that I asked to leave still owe me more than $4500. They ended up falling a couple of months behind, and I had to cover the mortgages during those months. This is why the budget is so low for this turnover and I have to get so many people involved. Hopefully once we clean up the yard and mow the lawn, it will look more presentable. <\/p>\n\n\n\n<p>While my stepfather and I were working on the door, we found that there was a lot of rotten pieces of wood. We kept running into different problems that required some creativity to solve. <\/p>\n\n\n\n<p>While my stepfather and I worked on the kitchen sliding door, my mom and brother were cleaning the bathrooms and the rooms. Also, we have no experiencing changing doors or dealing with this type of work. The learning curve and additional issues caused the day to be extended without much progress being made. <\/p>\n\n\n\n<p><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Jobs completed: \n<ul class=\"wp-block-list\">\n<li>Kitchen sliding door ripped out<\/li>\n\n\n\n<li>Rotted wood ripped out by kitchen<\/li>\n\n\n\n<li>Master bedroom cleaned<\/li>\n\n\n\n<li>Both bathrooms cleaned for exception of inside of cabinets <\/li>\n\n\n\n<li>3 walls were painted, they still need one more coat<\/li>\n<\/ul>\n<\/li>\n\n\n\n<li>Total hours worked: 12<\/li>\n<\/ul>\n\n\n\n<p><\/p>\n","protected":false},"excerpt":{"rendered":"<p>After asking my tenants to leave a couple weeks ago, I went in to rental property #2 to start working on it.
