May felt like a transition month. I did not push nearly as hard as I did in April, and honestly, I think I needed that. In a lot of ways, May became a month to rest, plan, and figure out where I want to focus my energy next. Even with the slower pace, my estimated net worth still increased by about $10K, putting me right under the $400K milestone.
One thing that completely disappeared from my routine was YouTube. I did not even open the app during the month of May. Content creation just was not a priority. There are only so many things I can focus on at once, and right now my attention has been pulled toward other projects.
Real estate was mostly uneventful, but not in a good way. The roof project on my Apopka rental did not move forward at all. Between my schedule and my friend’s schedule, we just could not make it happen. The plan is to try again in June, but I am also open to hiring a roofer if we cannot get meaningful progress soon. At some point, the project needs to stop being planned and start getting finished.
I have also noticed that a lot of my tenants seem to be struggling financially. Most are still making payments, but it feels like a lot of people are dealing with something right now. Payment arrangements and late payments have become more common than I would like, so that is something I have been watching closely.
On the business side, revenue came in lower than April, but that was mostly because I was burnt out and not listing as much. eBay generated $7,980 in revenue for the month. I did not create nearly as many new listings as usual, but existing inventory continued to sell. That part was encouraging because it showed me that the store can still produce even when I slow down a little.
Etsy was the biggest surprise. Revenue came in at $1,533.09, which was more than double the previous month. At the beginning of the year, I did not expect Etsy to become much of anything. Now it looks like there is a realistic chance I clear $10K in revenue from the platform this year, which has been a pleasant surprise.
Amazon was basically flat at $151.85. Nothing major happened there, but it is still another small stream of income that is active in the background.
The biggest personal development this month was finally taking AI seriously. After talking about it for months, I built my first AI agent. It is not anything revolutionary, but getting started was important. More importantly, it made me start thinking differently about systems and automation.
Right now, most of my focus is on creating systems. I am working on an automated eBay listing tool that can hopefully reduce a lot of the manual work involved in creating listings. I am also experimenting with AI tools that can help with content projects I have been putting off for too long. My goal is not necessarily to work more hours. My goal is to make the hours I already work more productive.
I also took a small loss at my day job. I was approved to work on an AI-related tool that I thought could be useful, but shortly after getting approval, the project was shut down. It happens. Not every idea makes it across the finish line. Work itself has been extremely busy, but I finally feel like I am starting to catch up.
One personal win I am happy about is finally getting my daily driver back. The A/C is fixed, and with Florida summer approaching, that could not have happened at a better time.
Looking Ahead to June
June is all about execution.
The first priority is getting the roof moving. If my friend and I cannot build momentum by the end of the month, I will likely start looking harder for a roofer to finish the job.
My top business priority is finishing the eBay automation tool. Every day that project is not finished is another day I am spending time on tasks that should probably be automated. The goal is to use every AI credit I have available until the tool is complete.
After that, I want to continue setting up AI-powered systems for content creation and other projects. Ideally, June becomes the month where I build the infrastructure, and July becomes the month where I benefit from it.
If I can get the roof moving, finish the automation tool, and build a few useful AI systems, I will consider June a success.
