Day 4 at rental turnover
- Went to Home Depot after work to buy wood filler. I have some pieces of broken wood outside that’s going to need it
- When I got to the rental property it was already getting late and the bugs and mosquitos were making it hard to work.
- I caulked some of the exterior cracks, added the wood filler where applicable, and added some of the coolguard sealant to a few outside walls where smaller cracks were visible.
- I left after that because I’m off from work tomorrow, so I plan on spending all day at the house.
Hours worked: 3 hours
Total hours on rental: 26.5 hours
Day 5 at rental turnover
Probably the most productive day I’ve had at the house so far.
- I woke up late, at 0745, so my plans were screwed. I initially wanted to wake up early to go to the gym, Home Depot, vote, and then be at the house around 0830. I had to skip the gym and went to Home Depot, the library to vote, and arrived at the rental around 1030.
- I completed the entire outside of the house in the back of the house.
- Added sealant to the cured wood filler. Then painted the entire backyard.
I’m proud of this work. For 2 rookies (my stepdad and I), this looks pretty good.
I then spent the rest of the day painting 3 walls in the living room. I’m finishing off the gallon I got from Walmart for 20 bucks.
- Lesson learned; only use paint that has a primer in it already. I’ve had to hit this wall with 4 coats already just for it to look presentable. Which means 1 gallon was only good for 3 walls.
After I’m finished with those 3 walls, I’ll open up the 5 gallon paint I brought from Home Depot. That one has a primer in it and I’ll use it for the rest of the house. But that will be for the next time I come over.
Hours worked: 7.5 hours
Total hours on rental: 34 hours
After I got home, I did go and upload 6 videos to my product YouTube channel.
Day 6 at rental turnover
Yesterday was Halloween so I just stayed home. My girlfriend had some plans and wanted to eat chicken wings with me so I just went home. I could’ve went to the house to work for a couple of hours but I felt like I wouldn’t have got much done in just a little bit of time. Also, my body has been aching and I was pretty sore, so I figured I’d just rest that night.
For today, however, I went to the house straight after work. I was able to leave a couple of hours earlier. My goal was to finish painting the entire living room, dining room, and hallway by the front door. I successfully painted what I needed to. I did to coats around all those areas. I think 2 coats was enough.
I have to touch up the corners, but I’ll do all that at the end.
As I was leaving the house, my stepdad showed up with a new fence that we plan on putting up this Sunday. In the end, we felt a fence had to be added because it made the backyard look much better. The appeal was not there without the fence.
Possible tenant?
There was a lady that added me on Facebook. She found me on a local Facebook group where I made a comment to a lady that was looking for a place to rent. She was interested and we talked for a little bit. She later stopped responding so I’m taking it as that was a dead end.
Still, it’s nice to see how being socially active can get you leads.
Hours worked: 3.5
Total hours worked at rental: 37.5
Tomorrow
- Go to work early and try to leave by about 12 so I can go work at the house
- Tomorrow’s goal is to keep painting.
- Paint other hallway and 2 smaller bedrooms.
- Upload 5 more videos to my product youtube channel.
- I need to make a few more videos for my main channel where I document my journey. So maybe I can get to this. If not, at least plan the videos.
- It’s the beginning of the month so it’s time to analyze the data.
